“Times Estate Phase - I” is a township scheme for plotted development approved under the provisions of the Rajasthan Township Policy 2010. It is hereby proposed to sell both plots as well as Villa in the project. The promoter may either sell the villas/plots as per the standard specifications and plans or customize them as per the requirements of the buyer/allottee in terms of layout, design and specifications, as may be mutually agreed between promoter and buyer/allottee. The promoter has made provisions for the overhead/underground water tank in the unit/villa. Water may be sourced by the buyer(s) through Bisalpur Line of Government or private tankers. Parking provision for the individual units/villas have been made within the unit/villa itself, which shall be exclusively used by that particular unit/villa owner. As per the Approved Layout plan, 12.5% plots bearing no. A-01, A-24, A-25, A-26, A-37, A-38, A-47, A-48, A-49 & A-60 are mortgage to JDA for Internal Development in the scheme. Residential Flat plot admeasuring 2179.09 sq. mtr. shall be released by JDA after development of 18 mtr., wide approach road. Plots bearing A-13, A-14, A-15, A-16, A-17, A-18, A-19, A-20, A-21, A-22, A-23 & A-24 shall be released by JDA after shifting of L.T. line & Electric EP line. The Residential Flat plot admeasuring 2179.09 sq. mtr. shall be sold as plot and promoter has included this area in total Salable area. We have included Park area (884.97 Sq. Mtr.), Road area (5604.68 Sq. Mtr.), SWM (50 sq. mtr.) and Mobile Tower area (20 Sq. Mtr.) in the calculation of Open Area.
