About The Park Residency
1.As per Township Policy 2010, 44Plots (Plot No. 151, 267 TO 290, 292 TO 310) having Total area of 6234.37 Sq. Mtrs equalling to 12.5% have been kept mortgage. These plots would be allotted after the internal development work is completed and development charges are deposited with Jaipur Development Authority, Jaipur. 2. The Total Open Area 50183.82 Square meters and the area related with Park 5001.92 Sqm + Facility Area 3328.44 Sqm + Public Utility area 3328.20 Sqm + IOCL Line area 3343.76 Sqm+ ZDP Road area 10439.87 Sqm + S.W.M 117.21 Sqm + PU (Toilet) area 10.02 Sqm + Mobile Tower area 50.08 Sqm + Road area 24564.32 Sqm 3. As following plot no. 59, 78, 79, 111, 112, 136, 247, 248, 255 To 264, 276, 277, 287, 313, 314, S-01, S-29, S-30 are effected by LT Line are as per direction issued on the layout plots which are effected by L.T Line the lease deed of the same will be issued by local body i.e JDA Jaipur after shifting of L T Line for these plots as and when the lease deed of said plots will be issued we will update the same on Rera web Portal via Project Profile Module. Therefore, as on date we have these plots are updated under proposed but not sanctioned category and presently shown under the status of “not yet approved for construction/Sale”, under Allottee details 4. That in the project “THE PARK RESIDENCY”, Riyasat Infra Developers Pvt. Ltd has ownership right from plot no 207 to 315 and Future planning and also to get the consideration received from transfer of above Plots and Future Planning Area. New Path Developers LLP will receive the consideration and then transfer the same to Riyasat Infra Developers Pvt. Ltd. Riyasat Infra Developers Pvt. Ltd will have the ownership right on remaining plots (other than Plot no 207 to 315 and Future planning), and will receive the consideration from transfer of plots. 5. that there is no approach road for Future Planning Area. Lease deed will be issued after finalization of approach road.6.With reference above point no. 01 in this regard 23 Plots (Plot no. 151, 267 to 270, 272 to 286, 292, 293, 294, area is 3225.74 Sq. Mtr equalling to 6.47% are mortgage free by JDA vide letter No. JDA/DC/ZONE-14/02539/2025/D-2491 dated 22-08-2025. out of 44 plots, and 21 plots,( Plot No. 271, 287, 288, 289, 290, 295 to 310) are still non sanctioned with the competent authority. 6. 21 plots,( Plot No. 271, 287, 288, 289, 290, 295 to 310), area is 3008.63 Sq. Mtr equalling to 6.04% are mortgage free by JDA vide letter No. JDA/DC/ZONE-22/2025/D-23 dated 26-12-2025. And 23 Plots. plot no. 59, 78, 79, 111, 112, 136, 247, 248, 255 To 264, 276, 277, 287, 313, 314, S-01, S-29, S-30 are effected by L.T Line , Therefore NOC received from JVVNL-Sanganer department vide Letter No. 2001 dated 19.09.2025.
