“Shubh Villa” is a township scheme for plotted development approved under the provisions of the Rajasthan Township Policy 2010. It is hereby proposed to sell both, plots as well as row houses in the project. The row houses maybe sold as per the standard design and specifications or may be customized as per the requirements of the client, as may be mutually agreed between the client and the promoter. As per the provisions of the Unified Building Bylaws 2017, building plan approval for row houses is not required since all plots size are less than 250 sq. mtr in the project. As per the Jaipur Development Authority, Jaipur layout plan approval letter no. J.D.A./Zone-11/2019/D-2865 dated 04.11.2019 point no. 7 and remark put on the copy of approved layout plan, for Internal development in the scheme, 12.5 Percent, i.e., 1006.87 sq. mtrs. of saleable area comprising 10 residential plots (plot numbers 1, 2, 3, 22, 23, 93, 94, 95, 96, 97) and all 12 commercial plots meant for retail shops are mortgaged to Jaipur Development Authority, Jaipur. These Plots are not to be sold without permission of Jaipur Development Authority, Jaipur. The Promoter has made provisions for the overhead and underground water tank in the unit. Water may be sourced by the buyer(s) through tankers or other outside vendors. Parking provision for the individual units has been made within the unit itself. The project consists of 8 EWS units and 8 LIG units, totalling 16 units which, as per the Rajasthan Township Policy, 2010, shall be sold by the promoter as plots only without constructing row house over them. The calculation of project cost has been done keeping as 50% for plotted development and 50% for Group Housing i.e. Row Houses. After deposit charges for internal development work, the JDA has released the mortgage plots which are mentioned above. Now promoter can sale these plots.
