1. RAVI KIRAN VIHAR is an affordable housing scheme under the provision of 3C of CMJAY and the project consist of total 219 units 37 units of EWS, 133 units of LIG, 17 units of MIG-A, 30 units of Retail Commercial, 1 unit of Khatedar Commercial and 1 unit of JDA Commercial Plot. 2. JDA Commercial Plot admeasuring 417.91 sqmtr is in the ownership of the JDA and be sold by the JDA only and thus the same is mentioned under the not sanctioned category. 3. 12.5% of the total saleable plots has been mortgaged by the JDA Jaipur against the internal development work of the project those plots are E-8 to E-36, L-117 to L-120, 126, 127, 128 admeasuring 1694 sqmtr 4. It is hereby proposed to sell both, plots as well as row houses/Villas in the project. The row houses/Villas maybe sold as per the standard design and specifications or may be customized as per the requirements of the clients at the discretion of the promoter. 5. In this project we are constructing 37 villas on βEWS plot no. E1 to E7, E37, LIG plot no. 89 to 115, MIG-A plot no. 15, 16β and which is 20% of the total saleable plots. The remaining units /plots admeasuring 11032.80 sq. mtr. shall be sold without constructing houses which is not exceeding 80% under any category (EWS/LIG/MIG-A) and those plots are EWS plot no. E8 to E-36, LIG plot no. L1 to L88, L116 to L133, MIG plot no. M1 to M14, M-17, 30 Retail Commercial plots, 1 Khatedar Commercial plot. 6. Total saleable area is 4612.72 sq.mtr. which is gross builtup area of 37 villas only. 7. If we intend to construct villa on the remaining 80% plot in the future, due to the market conditions, we shall first intimate to the RERA and apply for the revision. 8. The calculation of project cost has been done as Rs 10,50,00,000/- ( Cost of development of villa is Rs 6,50,00,000/- and the development of land is Rs 4,00,00,000/-)
