1. As per Township Policy 2010, 57 Plots (i.e. Plot No. R-1 to R-55 having area 6874.44 sq mtrs and two Informal Commercial plots having area 4495.60 sq mtrs) having Total area of 11370.04 Sq. Mtrs equalling to 12.5% have been kept mortgage. These plots would be allotted after the internal development work is completed and development charges are deposited with Jaipur Development Authority, Jaipur. 2. The Total Open Area (Park +Green+ Buffer Area+ SWM/MT/PU +Road) is 50499.87 Square meters 3. Since it is a plotted development project there is no parking details are required 4) Total area of the project is 175623sq. mtrs, however, 25789sq mtrs sq mtrs area is not in possession/ Khasra Rakba Barari area as appraised in approved map. Hence phase area is mentioned as 149834sq.mtrs. 5) The access to Plots No. 26, 27, 29, 46, 47, and 48 shall be exclusively provided from the 18-meter-wide road. 6) In accordance with UDH order dated 20.02.2023, the Informal commercial plot(s) within the scheme have been proposed to be allotted as single patta. Hence, the layout for these informal commercial plot(s) shall include provisions for pathways, parking areas, and shop spaces as per UDH order dated 20.02.2023 and the BPC LP note dated 25.11.2021. Accordingly, the building plan approval process for these Informal commercial plots shall be carried out in compliance with the applicable regulations and the designated layout. 7) Plot no. C-8, 25 and Informal Commercial is affected by Electricity Low Tension (LT) Line, hence these plots will be alloted after shifting of LT line 8) Environmental Clearance is not applicable to our project as project area is below the thresholds limit as per the provisions of the Environmental Impact Assessment (EIA) Notification, 2006.
