This project was originally approved for the construction of a commercial project comprising two basement levels, a ground floor, and seven upper floors, with a Gross Built-Up Area (GBUA) of 11,001.20 square meters. These specifications were formalized in the initial Map Approval Letter dated November 29, 2022, which granted permission based on a height clearance of 29.76 meters. Subsequently, the promoter secured revised approvals permitting the construction of two basements, a ground floor, nine upper floors, and a terrace. This updated design increased the total GBUA to 13,872.18 square meters, as confirmed in the Map Approval Letter dated April 2, 2025. The revised approval was granted with a new height clearance of 37.08 meters, reflecting the vertical expansion of the structure. Furthermore, the earlier proposed planning included a lounge/business center, conference room, kitchen, and café/recreational area. This has now been revised to include two business centers and a shop on the ground floor. On the seventh floor, a single unit has been reconfigured into two units, namely Office 01 and Office 02. Additionally, the proposed rooftop restaurant on the terrace floor has been cancelled. In addition to the changes in the building’s height and floor count, there was also a modification in the building footprint, which led to a reduction in ground coverage. Initially, the ground coverage was 760.50 square meters, but following the revision in the building profile, this was reduced to 617.54 square meters. This adjustment likely reflects an optimization of the building layout to align with planning regulations or architectural improvements.
