1) The plotted development scheme covers a total area of 5,816.00 square meters, comprising 3,457.87 square meters of saleable area, and 2,358.13 square meters of open area. 2) The saleable area of 3,457.87 square meters includes: 3,457.87 square meters of Residential Plot Area. 3) The open area of 2,358.13 square meters comprises: 1721.80 square meters of Road Area, 318.21 square meters of Park Area, and 318.12 square meters of OCF Area. 4) In accordance with the Township Policy 2010, Residential Plot Nos. 7, 18, 34, 35, 36, and 57 (total 6 plots), equivalent to 12.5% of the saleable area, are mortgaged with the Urban Improvement Trust (UIT), Bhilwara. These plots will be released upon completion of internal development works and payment of development charges to the UIT, Bhilwara. 5) The project is jointly owned, developed, and sold by the parties: Mr. Shiv Raj Sen, Mrs. Chanchal Sharma, Mr. Sunil Kumar Banger, Mr. Hardik Khandelwal, and Mr. Nanda Ram Jat. These parties have entered into a Memorandum of Understanding (MOU) for the development of the plotted project βLakshay Nagar.β As per the MOU executed among the parties, Mr. Shiv Raj Sen is designated as the Main Promoter, while Mrs. Chanchal Sharma, Mr. Sunil Kumar Banger, Mr. Hardik Khandelwal, and Mr. Nanda Ram Jat are designated as Other Promoters.
