Kedia’s “THE KOTHI” Phase 2 is a affordable housing scheme under the provision of 3C of CMJAY for development of Plots/Row Houses. It is hereby proposed to sell both, plots as well as row houses/Villas in the project. The row houses/Villas maybe sold as per the standard design and specifications or may be customized as per the requirements of the clients at the discretion of the promoter. As per the provisions of the Unified Building Bylaws 2020/CMJAY-2015, building plan approval for row houses/Villas is not required since all plots size are less than 500 sq. mtr in the project. Parking provision for the individual units has been made within the unit itself and number of parking shown in the portal are based on the minimum number of units to be constructed as per provision 3C of the CMJAY-2015. Plot and shop area is shown as salable area, built up area may depend on sale of raw houses/ villas as per the deal with the customer. Open Spaces like Roads, Parks etc. may be required to be surrendered to the Local Body as per prevailing regulations else it shall be maintained by the RWA. These open spaces are not the part of Common Area. The calculation of project cost has been done keeping as 80% for plotted development and 20% for Group Housing i.e. Row Houses/Villas. The Club house on land admeasuring 1350.01 sq. mtr. (as earmarked is approved layout plan of the scheme) shall be limited common area in the project. Though the club house is part of the earlier phase namely Kedia’s “THE KOTHI”. However the allottees of this phase/project duly authorized by the promoter herein can use the club facility, being part of the limited common area. THAT NOW WE ARE SELLING WHOLE PROJECT AS VILLAS ONLY AND THEREFORE WE ARE UPDATING THE DEVELOPMENT COST WHICH WAS EARLIER ESTIMATED AS 80% FOR PLOTTED DEVELOPMENT AND 20% FOR GROUP HOUSING I.E. ROW HOUSES/VILLAS.
