12.5% of the total saleable plots have been mortgaged by the Jaipur Development Authority against the internal development work of the project those plots are plot no. 28, 29, 31, 32, 93, 110, 111, 124, 125, 137, 138, 144, 145, 156, 157, 158, 161, 169, 170, 180, 191, 224, 225, 234, 235, 236 & 237 (4157.79 Sq. Mtr.). Open Area of the project is 24728.81 sq. mtr. and the same is calculated by considering Park/Green Area = 3266.73 sq. mtr., Gas Line Safety Corridor area = 3831.93 sq. mtr., Sold Waste Mangement area = 50 sq. mtr., Mobile Tower area = 40 sq. Mtr. And Internal Road area = 17540.15 sq. Mtr. In the approved map 4645.24 sq. mtr. Land mentioned as “Surrendrer Area Under Existing Road 18M” and accordingly we did not include this area in open area as well as phase area. Similarly in the approved map, 457.56 sq. mtr. Land mentioned as Other sold area which was already sold before the approval of the map, so we have not included this area in Salable Area as well as scheme area. As per the provisions of Township Policy, Public Utility area = 1960.03 sq. mtr., Public facility area = 742.39 should be used for facility and utility in the future, so we did not include these areas in the open area.
