OLD REMARKS: Proposed project developing as plotting under Joint Venture. Project having 67 residential and 5 commercial plots. The approving authority has approved the entire project of 72 plots, however the authority has mortgage of 12 plots out of 72 plots as a security for external development of the project which is to be done by promoters itself. The Promoter of the project will not take booking of these Plots No 42,43,44,45,46,47,55,56,57,58,59,60 till the authority to clear the mortgage condition. NEW REMARKS: The Project category is changed via Project Profile Modification application no:- RAJ-RERA-APP-SPM-2023-720 from Plotted to Group Housing. The proposed project is being developed as group housing project having 72 units consisting of 67 residential villas and 5 commercial plots. The Unit type plans of Villas and other integrated changes has been updated vide Map Revision application. Out of 72 units, 12 plots (Plot No.-42,43,44,45,46,47,55,56,57,58,59,60) has been mortgaged by the Urban Improvement Trust, Bhilwara against the internal development work of the project. It should be noted that Commercial units i.e. C1-C5 will be sold as commercial plots only whereas Units 42 to 47 and 55 to 60 will be constructed and sold only after Clearance and receiving of Release letter (Mortgage free letter of these plots) by the Local Authority. Subsequently with the updation of the status of these plots in RERA accordingly then only Construction and sale of these plots will be done subject to after receiving of Mortgage free letter/Release letter for the Plot no. 42 to 47 and 55 to 60.
