12.5% of the total saleable plots has been mortgaged by the Urban Improvement Trust, Sikar against the internal development work of the project. Those 3 plots are plot no. 05, 08 and 14. Open Area of the project is 483.60 sq. meters which includes Mobile Tower [12.25 sq. mtrs] and Road Area [471.35 sq. mtrs]. The Saleable Area of the project is 3160.81 Sq. mtrs. which includes Residential [3042.61 Sq. Mtrs.] and Informal Commercial [118.30 Sq. Mtrs.]. Out of total area approved as per the UIT Sikar Letter and Approved map is 4845.00 Sq. Mtrs., the project has been applied for Phase area 3644.41 Sq. Mtrs. after deducting the Area surrendered in Master/Sector Plan road i.e. 1200.59 Sq. Mtrs. The Bank accounts has been opened on the basis of the project name mentioned on Approval letter issued by the Urban Improvement Trust, Sikar i.e. "Balaji Vihar Avasiya Yojna".
