1. It is represented that the parking mentioned under the Tab common areas and facilities is inclusive of visitors parking. Promoter has earmarked parking for each unit. Further, the EWS/ LIG units have been allocated with 90 two-wheeler parking which will be within the Commercial Block in Phase IA. The Promoter represents that the each EWS unit has been allotted with 1 two-wheeler parking, whereas LIG unit has been allotted with 2 two-wheeler parking as per the provisions of CMJAY. The Promoter further represents that no parking has been allotted to the commercial units/ shops in Phase IA.. 2. The project is being developed in a phase wise manner wherein the common area would be developed with the phases of the project in which they fall. Further, the common areas developed in phases would form part and portion of the whole project. 3.The Promoter represents that it proposes to develop a group housing project comprising of S+14 floors building which is equal to 44.95 mtr. of height and accordingly prepared drawing and submitted before the JDA, Jaipur for approval. Approval of buildings with height more than 40 mtr. is done by JDA, Jaipur only after approval of the State Government. Therefore, JDA, Jaipur approved and released the building plan upto 40 mtr. of height i.e. S+12 floors building vide its letter dated 06.09.23 and forwarded the proposal of height above 40 mtr. i.e. S+14 to the State Government for approval. The Promoter shall at present commence booking of villas/ units approved as G+1 and G+2 floors and EWS/ LIG units and shops approved as S+10 floors. The Promoter represents that if in future, the State Govt does not grant approval of S+14 floors or grants lesser height than 44.95 mtr as sought for, then the Project shall be having buildings of S+12 floors or S+13 floors, as the case may be. 4. The project comprises of individual blocks thereby having no central cooling facility in the project.As such, the project does not have any HVAC Consultant
