1. Total land area of the project as per Reconstitution letter and site plan issued by JDA is 34351.88 sqm whereas on-ground available area as mentioned in approved site plan and approval letter issued by JDA, is 33607.37 sqm therefore, total land area is considered as 33607.37 sqm. while registering project with RERA. 2. Promoter represents that Phase Area for the Project under registration is 4136.90 sq. mt., however, the same has been inadvertently mentioned above as 6663.90 sq. mt. Therefore, the Phase Area for the Project should be read as 4136.90 sq. mt. in place of 6663.90 sq. mt. 3. Promoter proposes to develop a group housing project comprising of S+14(44.975 mtr. height) and submitted drawings before JDA for approval. Approval of buildings with height more than 40 mtr. is done by JDA only after State Govt. approval. JDA approved and released building plan upto 40 mt. of height i.e. S+12 vide letter dated 28.11.19 and forwarded the proposal of height beyond 40 mt. i.e. S+14 for State Govt.'s approval. Promoter will presently commence booking of units only upto S+12 and booking of units above S+12 shall commence post approval of height above 40 mt. from State Govt. and release of building plan above 40 mt. Promoter represents that if in future, State Govt does not grant approval of S+14 or grants lesser height than 44.975, then the Project shall have buildings of S+12 or S+13, as the case may be. Further, Promoter reserves its rights to restrict the height of the building upto S+12 or S+13, as per its discretion. Under such circumstances, allottee of 12th or 13th floor as the case may be shall be the allottee of the top floor and shall not object to this. Allottee acknowledges this fact and is booking the unit in the project with the aforesaid knowledge and has no objection to it. We shall inform the RERA Authority accordingly. 4.We have scanned the approved building plans to the best of our ability and according to hard copies of plans available with us.As per remark the correct phase area has been rectified in Land Details of Registering Project.
