1. Total land area of the project as per Reconstitution letter and site plan issued by JDA is 34351.88 sqm whereas as per physical measurement/on-ground available area is mentioned on the approved site plan and building plan approval letter issued by JDA the total land area is 33607.37 sqm therefore, total area of land is considered as 33607.37 sqm. while registering the project with RERA. 2. Promoter proposes to develop a group housing project comprising of S+14(44.975 mtr. height) and accordingly prepared drawing and submitted before the JDA for approval. Approval of buildings with height more than 40 mtr. is done by JDA only after State Government approval. JDA approved and released building plan upto 40 mtr. of height i.e. S+12 building vide letter dated 28.11.19, forwarded the proposal of height beyond 40 mtr. i.e. S+14 for State Govt.'s approval. The Promoter will presently commence booking of units only upto S+12 and commence booking of units above S+12 post approval of height above 40 mtr. from the State Govt. and release of building plan above 40 mtr. Allottee understands & acknowledges above facts and is booking the unit in the project with the aforesaid knowledge and shall not object for addition of additional floor at any time. The Promoter represents that if in future, the State Govt does not grant approval of S+14 or grants lesser height than 44.975 as sought for, then the Project shall be having buildings of S+12 or S+13, as the case may be. Further, the Promoter exercises its rights to restrict the height of the building upto S+12 or S+13, as per its discretion under such circumstances, allotte of 12th or 13th floor as the case may be shall be the allottee of the top floor and shall not object on this. Allottee understands and acknowledges the above fact. We shall inform the RERA Authority accordingly. 3. We have scanned the approved building plans to the best of our ability and according to the hard copies of the plans available with us.
